SSSI
All of the reed beds 21.51ha (53.15acres) are within the Benacre to Broads site of special scientific interest and special protection area and provide breeding grounds for a wide variety of birds and mammals. Several Marsh Harriers can regularly be seen flying over them and there is the occasional sound of the Bitten boom.
TENURE
Freehold. Vacant possession will be given upon completion.

The land is registered with the Rural Payments Agency. No entitlements are allocated to the reed beds and there are none available to transfer with the land.
