We offer two different levels of service based on your requirements; a Let and Managed Service where we take care of the tenancy for you, or our Let Only service if you prefer to manage the tenancy yourself.

Let and Managed

Letting Fee: One month’s rent plus VAT (subject to a minimum fee of £480 inclusive of VAT). Management Fee: 12% inclusive of VAT = (10% plus VAT) charged monthly from the gross rent.

Our Service includes:

  • Inspecting the property and advising of its likely rental value
  • Preparing particulars of Property to Let
  • Marketing the property and erecting ‘To Let’ board
  • Conducting viewings with prospective tenants
  • Taking up references as appropriate from prospective tenants
  • Preparing a tenancy agreement
  • Holding a deposit on behalf of the tenant
  • Preparing a Schedule of Condition
  • Checking tenants in and out of the property against the Schedule of Condition
  • Collecting rent at the appropriate agreed rental intervals
  • Sending statements to you at appropriate agreed rental intervals
  • Handling any queries raised by the tenants
  • Liaising with contractors and client
  • Making mid-term inspections and reporting accordingly
  • Advising client regarding safety compliance e.g. gas safety
  • Advising client when notice should be served
  • Retaining copy of tenancy agreement
  • Retaining a set of keys

Let Only

Letting Fee: One month’s rent plus VAT (subject to a minimum fee of £480 inclusive of VAT) Additional Fee: £360 inclusive of VAT = (£300 plus VAT) unfurnished only

Our Service includes:

  • Inspecting the property and advising of its likely rental value
  • Preparing particulars of Property to Let
  • Liaising with you and prospective tenants to arrange mutually convenient viewings
  • Taking up references as appropriate from prospective tenants
  • Preparing a tenancy agreement
  • Holding a deposit on behalf of the tenant
  • Preparing a Schedule of Condition
  • Putting you in touch with the tenant so you can agree a date and time for you to check the tenant into the property

Durrants has an extensive list of approved, trusted and certified contractors who will be used for any maintenance or repair issues on your property.

If you have a particular tradesperson not on our list, who you wish to use, they will have to apply for approved contractor status. There is no charge for this.

Please note, if you currently have a property let and would like Durrants to manage it for you, we will be pleased to discuss this and quote for our service.
