Property Description

FOR SALE BY AUCTION ON 28TH SEPTEMBER 2022 WITH A GUIDE PRICE OF £325,000 - £340,000

Entering from Saltgate leads you into a delightful sitting room with large inglenook fireplace and wood burning stove. The room gives access to a rear reception room/ground floor bedroom with shower room beside and opens through to a double aspect kitchen/dining room with stairs rising to first floor. This room also has a trap door in the floor which opens to reveal a cellar. Beyond the dining room is a large room which lends itself to a number of uses and leads on to a large workshop/coach house providing fantastic parking and storage. The ground floor accommodation is completed by a utility room, located at the rear of the property.

On the first floor there are two bedrooms and a family bathroom and a pleasantly surprising feature of a first floor sun room accessed from the landing area. A further door from the landing gives access to stairs rising to the second floor. Here two further bedrooms are located.

Outside, the property has a delightful walled orchard located at the rear.

HISTORY

It is believed, after the dissolution of the Monastries, the property became a Hostelry to service the Old Market. It was rebuilt after being burnt down in the great fire of Beccles in 1583 and is said to contain a priest's hole behind the staircase in the dining room. It is thought that Horace Walpole lodged here when he advised on the design and decoration of the gothic rooms in St. Peters House on his journeys between Strawberry Hill and Holkham Hall. Excavations at the rear of the property show that there had been a series of water closets for the accommodation at the hostelry, a bakery and a coach house with a small stabling yard (now an orchard). The gate and doors to the house are generously wide to give easy flow for goods and chattels, enabling in recent years use as an antique furniture workshop. A 19th century postcard shows a bracket above the front door supporting an artists palette and just inside is a brass plate of a barber surgeon having residence there.

Since the millennium the house has been converted back to a versatile family home with care being given to preserve its period charm and character.
