Situated within the parish of Weston, the site occupies a rural position along Kings Lane. Weston is situated approximately 1 ½ miles south of the market town of Beccles. Beccles and Bungay (7 miles), and Halesworth (7 miles) are three picturesque market towns situated in the Waveney Valley that offer excellent local shopping, schooling and leisure facilities. Beccles and Halesworth have a branch line rail connection to London, via Ipswich. The Cathedral City of Norwich is approximately 19 miles to the north and has a more comprehensive facilities as well as a main line rail service to London and also an international airport.

From the agents Beccles office travel along Smallgate, at the second set of traffic lights turn right into Newgate. At the end of the road bear left into Blyburgate. At the traffic lights turn right into Peddars Lane (A145). At the next traffic lights turn left into London Road (A145) and continue on this road for roughly 2 miles, crossing the railway line. Take the right hand turn onto Kings Lane and the premises will be found on the left hand side after about 0.7 of a mile.
