The site is located on the south eastern side of Brampton village, a rural enclave about 6 miles from the market town of Beccles and 6.5 miles from the seaside town of Southwold.
To the west and north is further residential property and to the south and east arable land. The deciduous Stoven Wood is immediately to the north east adjoining the Brampton Church of England Primary School
1. The site being offered for sale is encompassed by policy WLP7.9 in the 2019 Waveney Local Plan (see Figure 27 below). It is envisaged that approximately 50 houses will be built in two blocks with a separating area for future children’s playground, playing field and site of car park and Village Hall.
2. Information Pack: An electronic copy of various plans, reports and formal pre-application response from East Suffolk Council are available upon request from the agents.
3. In essence the land is designated for development. An indication through the Local Plan and pre-application response enables prospective purchasers to visualize the nature of the development and it is envisaged the buyer will work with the landowner to bring forward either an outline or detailed permission. The indicative site plan below is that submitted with the Pre-App and requires a reconfiguration following East Suffolk’s response.
Surface Water: The sellers have secured a topographical survey of the site and have in principle a drainage strategy which will include on site attenuation.
Foul Drainage: An adopted Anglian Water main passes through the site.
Potable Water: An adopted Essex & Suffolk water main is in the Southwold Road.
Electricity: A newly installed electricity substation is positioned in the extreme north western corner of the site. Other overhead lines exist in site and will need to be undergrounded.
Gas: Mains not available.
Purchasers should satisfy themselves as to the availability of services in the vicinity.
METHOD OF SALE
The sellers will grant the buyer an option to purchase with a nominal option fee enabling that buyer the opportunity to secure planning permission. The buyer will discharge the seller’s legal fees under the Option. Once that planning permission is in place the buyer will complete the sale.
From Beccles travel 5.5 miles and turn left into the centre of Brampton village along the Southwold Road. The site will be on the right hand side opposite the Junior School.
