DESCRIPTION 1. The site being offered for sale is encompassed by policy WLP7.9 in the 2019 Waveney Local Plan (see Figure 27 below). 2. Information Pack: An electronic copy of various plans, reports and formal pre-application response from East Suffolk Council are available upon request from the agents.

3. In essence the land is designated for development. An indication through the Local Plan and pre-application response enables prospective purchasers to visualize the nature of the development and it is envisaged the buyer will work with the landowner to bring forward either an outline or detailed permission. The indicative site plan below is that submitted with the Pre-App and requires a reconfiguration following East Suffolk's response.

Gas: Mains not available. Purchasers should satisfy themselves as to the availability of services in the vicinity.

METHOD OF SALE The sellers will grant the buyer an option to purchase with a nominal option fee enabling that buyer the opportunity to secure planning permission. The buyer will discharge the seller's legal fees under the Option. Once that planning permission is in place the buyer will complete the sale.
