In January 2015 we were invited to advise on the possible sale of Barnby Methodist Church following the decision to close the building.
The options were to sell as is with hope value, or to go through the planning process and obtain planning permission and sell with the benefit of planning to enable the full sale potential to be reached. It was estimated that a fair guide with satisfactory planning permission would be in the region of £100,000. After discussion it was agreed to proceed and obtain planning permission.
We produced initial sketch plans and Waveney District Council were consulted, following which a full survey of the Church was undertaken and three different possible designs/internal layouts were devised. After consultation between our agency and Planning and Design Team a design was chosen and approved by the clients.
The original layout of the Church was the Church meeting room, a rear lobby with cloak rooms, kitchen, store room and an office. The new layout on the ground floor has a kitchen/dining room, new entrance hall, 3 bedrooms, a bathroom, a cloak room and an ensuite shower room and on a new first floor a mezzanine with living accommodation making the best use of the available space. Planning permission was obtained in October 2015.
The Church was then offered for sale by auction on 9th March 2016 with a guide price of £100,000 – £125,000 and was sold for £132,000. A good result for the client.
This goes to show that with the benefit of sound professional advice you can maximise the return on the sale of your property.
